A deck with rotted ledger boards or corroded post bases is a collapse risk — regardless of how clean the surface looks. South Jersey’s salt air and coastal humidity accelerate wood rot faster than inland NJ. Mackenzie Contracting LLC (NJ HIC #13VH12847300) delivers structural-first deck repair and exterior carpentry across South Jersey.

Free Structural Estimates
Every job starts with a free structural assessment — ledger board, joists, post bases — before we quote a price.
South Jersey Based
Based in Egg Harbor Township. We serve Atlantic and Cape May counties — Ventnor, Margate, Ocean City, and beyond.
Structural-First Approach
We inspect the frame before touching a single board. Cosmetic repairs on a compromised deck are a safety liability.
This distinction is a safety issue, not a preference. A deck with beautiful new boards installed over a rotted ledger board or corroded joist hangers is a hazard — the surface can look freshly renovated while the frame below is one heavy load away from failure.
We assess the complete structural frame — ledger, rim joist, deck joists, beams, posts, and post base hardware — before recommending any surface work. In South Jersey’s coastal environment, salt air drives accelerated corrosion at metal connectors and fungal decay at wood-to-concrete contact points, often with no visible surface sign.

Mackenzie Contracting provides structural deck repair, deck board replacement, railing and baluster repair, fence repair, wood rot treatment, and general exterior carpentry across South Jersey. NJ HIC License #13VH12847300 covers all residential deck and carpentry work.
The ledger connects the deck to the house. Failed flashing is the most common cause of deck structural failure. We inspect and reflash before any other repair proceeds.
Sistering damaged joists, replacing failed joist hangers and hurricane ties, and repairing beam-to-post connections. All hardware upgraded to current code-compliant connectors.
Corroded post bases and cracked footings destabilise the entire deck frame. Hardware replaced with galvanised or stainless connectors rated for South Jersey's coastal salt environment.
Individual board replacement for pressure-treated, cedar, and composite decking. Full re-decking recommended when more than 40% of boards require replacement.
Loose railing posts, failed baluster attachments, and top-rail repairs. NJ code requires railing on decks 30+ inches above grade at minimum 36 inches high.
Post replacement, board replacement, gate rehang, and rot repair for wood and vinyl fences. Structural post repair includes concrete footing assessment.

Failed ledger flashing is the most common cause of deck structural failure in South Jersey. When flashing between the ledger and house wall is missing or deteriorated, water infiltrates behind the ledger and saturates the rim joist and band joist — the rot progresses without any visible surface sign until the connection fails under load.
Joist hangers, hurricane ties, post caps, and post base hardware in coastal environments require galvanized or stainless steel connectors. Standard zinc-coated hardware corrodes within years under salt air exposure, loosening connections that look secure from above the deck surface.
Individual board replacement works well when damage is isolated — a few rotted stair treads, fascia board with end-grain damage, or boards around a post base. When replacement crosses the 40% threshold, a complete re-deck from scratch is more efficient and gives uniform weathering going forward — plus allows inspection of every joist, hanger, and ledger connection before closing it under new boards.
Before staining new boards, a thorough deck wash removes mill glaze and contaminants — see our pressure washing and deck prep services. After re-decking, every surface should be stained or sealed — see our deck staining and sealing services.

Fence post rot at grade is the most predictable failure point on any wood fence. Posts set without proper footings — or with concrete poured in a way that channels water against the post — rot from the bottom up. We assess the concrete footing before replacing any post.
Gate rehang includes a full hardware replacement — hinges, drop rods, and latches replaced with hot-dipped galvanized hardware that handles South Jersey’s salt air without corroding into a fixed position within a season or two. Gate posts take more lateral load than fence posts and are assessed separately for footing adequacy before any gate hardware is installed.
Landlords carry direct liability in NJ for structural deck failure that causes tenant or guest injury. A deck that passes a visual inspection but has a rotted ledger board or corroded post bases is not structurally safe — the structural condition, not the surface appearance, determines both safety and liability exposure. The time to find and fix that problem is before an incident, not after.
We provide written documentation of all completed structural work for property management files and insurance requests. For complete rental maintenance — decks, plumbing, drywall, and more — see our rental property maintenance services.

🔍 The Screwdriver Probe Test
Probe the wood at the ledger, post bases, rim joist, and stair stringers with firm hand pressure. Sound wood resists. Soft rot allows the probe to enter easily. Rotted sections must be cut back past the visible rot line before any new material is installed.
When the probe test finds soft rot, we cut back past the visible rot line — not just to it. Stopping at the visible discoloration edge leaves fungal mycelium in adjacent wood that will re-infect new material. Cut ends of all replacement lumber are treated with end-grain wood preservative or borate treatment before installation.
After rot repair and board replacement, sealing or staining the deck surface slows the moisture cycling that drives fungal decay — see our deck staining and sealing services.

Common questions from South Jersey homeowners, landlords, and property managers about deck repair, structural assessment, and our process.
Walk the deck and check for bounce underfoot (joist flex), soft spots in the surface, wobbly railing posts that move with hand pressure, and visible rust or orange staining at post bases. Use the screwdriver probe test at the ledger board — probe at firm hand pressure. Sound wood resists; soft rot allows easy entry. If you find any of those signs, schedule a structural assessment before using the deck under full load. Surface appearance is not a reliable indicator of structural condition.
Repair is the right answer when structural members are sound and fewer than 40% of the deck surface needs board replacement. Full replacement makes more sense when the ledger board has failed or shows significant rot, multiple posts are compromised, the footings have cracked or heaved, or the frame is original to a home more than 25 years old without documented maintenance history. We give you an honest read — if replacement is the better call, we’ll say so.
Board and railing repairs typically complete in one day. Structural joist or ledger work runs one to three days depending on scope. Full re-decking takes two to four days. Fence repairs are typically same day or next day. South Jersey’s coastal humidity means all cut lumber ends are treated with preservative before installation — this prevents early re-infestation at exposed end grain, which is the fastest rot entry point on any cut board.
